Research Director ()

Will assist with the design and execution of the firm's applied research program as a researcher within the TerraCotta Lab, TerraCottas research and methodology development arm; will apply state-of-the-art quantitative research methodologies to support TerraCotta's proprietary investment processes and transform the CRE credit industry; will apply original research training to solve some of the challenging problems in CRE credit investment; will contribute research and system/methodology innovations which will be tested and integrated into TerraCottas investment processes in short cycles; will develop quantitative frameworks that directly inform investment decisions across multifamily, office, industrial, retail, self-storage, life science, and for-sale residential assets; will be responsible for creating and developing the analytical framework through which the company makes lending and investment decisions; will contribute research applications that will advance methods drawn from machine learning, spatial econometrics, and empirical industrial organization to commercial real estate problems where standard industry approaches rely on heuristic judgment rather than statistical inference; will produce technical papers, white papers, thought pieces, investment memoranda, and model-based scenario analyses; will develop systematic forecasting, classification, and estimation frameworks that the firm will apply across investments through two scalable research programs: the market-cycle program and the demand estimation program; will present findings, proposals for methodology innovations, and potential inclusions in the investment system to the firm's data and investment team.

Education and Experience Requirements

Doctorate degree in Economics, Econometrics, Statistics, Data Science, Computational Mathematics or related field required.
