On-Site RV Park Manager

About the Position

We are looking for a dependable, experienced, hands-on RV Park Manager to oversee the daily operation of our property.

The RV park is a small 22-space park, but the manager's responsibilities extend to the entire parcel and all buildings on the property (two one-bedroom apartments, 2 small commercial buildings), and the overall grounds and property.

This is a live-on-site position. The manager will work directly with residents and guests, manage rentals and records, inspect the property, assist with RV hookups, read utility meters, identify maintenance issues, monitor the grounds, and help keep the entire parcel clean, safe, and well-maintained.

Previous experience in an RV park, campground, mobile home park, property management, or similar business is required.

Responsibilities
RV Park & Resident Management
Manage the daily operation of the 22-space RV park.
Welcome new residents and guests.
Handle move-ins, move-outs, and resident communications.
Collect and track rent, deposits, and utility charges.
Keep accurate resident and site records.
Enforce park rules.
Respond to resident concerns and resolve problems professionally.
Keep the RV park clean, safe, and welcoming.
Communicate important issues to ownership.
Regularly walk and the entire property multiple times per week.
Monitor all buildings and structures on the parcel.
Check vacant buildings regularly for damage, leaks, vandalism, security concerns, or maintenance issues.
Identify and report problems with buildings, roofs, plumbing, electrical systems, utilities, fencing, gates, and other property features as they are observed or reported by residents.
Assess maintenance issues and determine when a contractor or qualified professional is needed.
Spray weeds and help control unwanted vegetation.
Pick up trash and debris when needed.
Help new residents locate their assigned sites.
Assist with basic electrical, water, and sewer RV hookups.
Inspect hookups for obvious problems or safety concerns.
Troubleshoot basic hookup issues when possible.
Read and record electric and/or water meters on a regular schedule.
Keep accurate meter records for each site.
Watch for unusual usage, leaks, or other problems.
Help document utility charges when applicable.

Qualifications
Required:
Previous experience in RV park management, campground management, mobile home park management, property management, or a similar field.
Good customer service and communication skills.
Ability to work independently.
Cash handling experience.
Good organizational and record-keeping skills.
Basic computer and email skills.
Ability to work outdoors and perform hands-on tasks.
Ability to read and accurately record utility meters.
Willingness and ability to live on-site.
Preferred:
Experience working with RV residents or tenants.
Experience with RV electrical, water, and sewer hookups.
Basic plumbing, electrical, maintenance, or groundskeeping experience.
Experience overseeing multiple buildings or a larger property.
On-Site Living

This is a live-in management position. The manager is required to live at the property and will have established work hours and on-call responsibilities.

Free on-site housing and utilities are provided by the employer.

Living on-site does not mean being available 24/7. Work hours, days off, and on-call expectations will be discussed with management and outlined in the employment agreement.
