DUTIES AND RESPONSIBILITIES:

This position is responsible for the daily maintenance of the HOA common areas and residential units. The following describes the essential duties and responsibilities of the Maintenance Engineer; however other duties may be assigned from time to time. Appropriate portions of these responsibilities, together with proportionate authority for their fulfillment, may be delegated, but neither overall responsibility for results nor any portion of the incumbent's accountability may be delegated or relinquished.

PhysicalManagement - Maintenance duties are, but not limited to, daily maintenance tasks that include:

  1. Maintaining the HOA common areas
  2. Maintaining areas within residential units as directed
  3. Respond to assigned work orders in a timely manner to address repairs to:

Light fixtures

Plumbing

Electrical

Roof

HVAC

Water leaks

Motors and related mechanical devices

Cement

Carpentry

SUPERVISION AND DIRECTION:

The Maintenance Engineer will receive supervision and direction from the Chief Maintenance Engineer.

PHYSICAL REQUIREMENTS:

The physical demands described here are representative of those that must be met by the Maintenance Engineer to successfully perform the essential functions of this job. The employee is frequently required to sit, stand, walk, use arms, hands and fingers, kneel, push, pull, and climb. The employee is occasionally required to lift more than 50 pounds or more with help.

EQUIPMENT:

Industry standard maintenance equipment and tools

EDUCATION/EXPERIENCE DESIRED: Strong experience in plumbing, carpentry, electrical, heating, air conditioning and appliance repair is desired. Industry standard certifications in plumbing and electrical are required.

The position requires:

interaction with residents and includes on-call responsibilities

A high school education or equivalent is required

Current driver's license and use of personal car

Computer literacy in Microsoft programs, including Excel, Word, Outlook.

Professional written and oral communication skills

Moderate internal and external face-to-face and remote contacts (via telephone, e-mail, letter, etc.) with individuals or groups inside and outside the Company in a moderately unstructured setting (e.g., vendors, management, employees, and the Board of Directors)

Five (5) years minimum experience in the internal operation of a residential condominium complex of 100 units or more

  • Ability to perform well in a fast-paced team environment

PROFESSIONAL CONDUCT:

To perform this job successfully, professional conduct reflecting the prestigious standards of Le Parc is required at all times.

The Maintenance Engineer, as representative for the Association, shall conduct him or herself professionally in all matters of appearance and dress, interaction with residents, dealings with contractors and relationships with employees.
