Duties
Conduct detailed appraisals of residential and commercial properties, utilizing legal descriptions, GIS (Geographic Information Systems), and property tax assessment data
Collect and analyze data through quantitative research methods to support property valuation and market analysis
Prepare clear, thorough appraisal reports that include property value estimates, financial analysis, and supporting documentation
Review appraisal reports for accuracy, consistency, and compliance with Fair Housing regulations and legal standards
Perform property inspections, including evaluating construction quality, condition, and site features
Assist clients by communicating appraisal findings effectively and answering inquiries related to property valuation processes
Utilize financial software and spreadsheets to perform data collection, analysis, and report writing efficiently
Skills
Strong knowledge of accounting principles, financial concepts, and real estate market analysis techniques
Experience with construction evaluation and understanding of legal descriptions related to properties
Proficiency in Microsoft Office Suite, especially Excel spreadsheets for data analysis and financial modeling
Expertise in residential and commercial property appraisal methods and real estate analysis tools such as GIS systems
Ability to interpret property tax assessments, legal documents, and appraisal review standards
Excellent data collection skills combined with quantitative research capabilities for accurate valuation insights
Familiarity with LIHTC (Low-Income Housing Tax Credit) programs, tax experience, and fair housing regulations
Strong report preparation skills with attention to detail in financial report writing and property valuation documentation
What we are looking for
Active Certified General Appraiser license (New York license required; licenses in other states a plus for our out-of-state work)
3+ years of experience independently preparing commercial appraisal reports
Experience across a range of commercial property types (office, retail, industrial, multifamily, mixed-use)
Strong working knowledge of USPAP and current on required USPAP update coursework
MAI designation or candidacy a plus, not required
Proficient with standard appraisal report-writing software
Comfortable working independently as a 1099 contractor
Reliable transportation and willingness to travel as assignments require
