As the organization's affordable housing portfolio continues to expand, they are looking to add an experienced Compliance Specialist to help maintain strong compliance standards across multiple properties. This is an excellent opportunity for someone who has built their career specifically within affordable housing compliance and understands the importance of getting the details right. The Compliance Specialist will serve as a key resource for property teams, reviewing resident files, interpreting regulatory requirements, identifying potential compliance issues, and helping ensure properties remain in good standing with Low-Income Housing Tax Credit (LIHTC) requirements and other applicable affordable housing regulations. The ideal candidate will bring at least 5 years of hands-on LIHTC compliance experience, particularly reviewing resident files for new move-ins and recertifications. Experience interpreting Land Use Restriction Agreements (LURAs) and working across a multi-property affordable housing portfolio will be especially valuable. Why join us? Job Details Candidates should have 5+ years of professional experience in affordable housing compliance, with significant hands-on experience specifically involving LIHTC compliance, household file review, and certification auditing. A strong working knowledge of the Low-Income Housing Tax Credit program and affordable housing eligibility requirements is required. Candidates should have experience reviewing move-in certifications and recertifications, including household income, assets, student status, household composition, and supporting documentation. Experience interpreting and applying LURAs (Land Use Restriction Agreements) and other affordable housing regulatory agreements is strongly preferred. The successful candidate should understand income limits, rent limits, affordability restrictions, utility allowances, set-asides, and ongoing compliance requirements associated with LIHTC properties. Experience supporting state housing agency reviews, audits, monitoring visits, or internal compliance audits is highly desirable. Industry certifications related to LIHTC or affordable housing compliance are highly desirable. Candidates should also bring strong attention to detail, excellent organizational and time-management skills, and the ability to independently manage a high volume of detailed compliance work while collaborating effectively with property management teams. What Makes Someone Successful in This Role The strongest candidate will be someone who has actually been inside the resident files and understands LIHTC compliance beyond the theoretical or administrative level. You should be comfortable reviewing a file from beginning to end, identifying what is missing or incorrect, understanding why it creates a compliance issue, and clearly communicating what needs to happen to correct it. This position also requires someone who can balance technical compliance knowledge with strong communication skills. Rather than simply identifying problems, the Compliance Specialist will work closely with property teams to resolve them and help maintain consistent compliance standards across the portfolio. What You'll Be Doing LIHTC File Review & Resident Eligibility Review applicant and resident files to ensure compliance with LIHTC income, eligibility, and documentation requirements. Conduct detailed reviews of new move-in certifications, annual recertifications, income calculations, asset documentation, student status, household composition, and supporting verification documentation. Audit resident files for accuracy, completeness, and adherence to applicable program requirements. Identify discrepancies, missing documentation, eligibility concerns, and other potential compliance issues before they develop into formal findings. Provide clear feedback regarding file deficiencies and the corrective actions necessary to bring files into compliance. Complete file reviews within required timelines and escalate more complex compliance concerns when appropriate. LURA & Regulatory Compliance Review and interpret Land Use Restriction Agreements (LURAs) and other property-specific regulatory agreements. Understand and apply requirements related to affordability restrictions, income limits, rent limits, unit set-asides, compliance periods, and other property-specific obligations. Ensure LURA requirements are consistently incorporated into resident file reviews and ongoing property compliance activities. Serve as an internal resource for questions involving LURA provisions and help property teams understand how individual regulatory requirements affect day-to-day operations. Identify potential areas of regulatory exposure and work proactively with internal teams to resolve concerns. Ongoing Affordable Housing Compliance Monitor ongoing compliance with LIHTC program requirements, including household income limits, rent restrictions, utility allowances, and resident eligibility requirements. Support compliance activities across a multi-site affordable housing portfolio, helping maintain consistent standards from property to property. Assist with preparation for state housing agency reviews, regulatory audits, monitoring visits, and other compliance examinations. Participate in internal compliance reviews and quality-control efforts designed to identify potential issues before they result in findings. Track identified deficiencies and work with property teams to ensure corrective actions are completed and properly documented. Property Team Support Act as a knowledgeable compliance resource for property managers, site teams, and other internal stakeholders. Respond to questions regarding LIHTC requirements, resident eligibility, certifications, recertifications, and documentation. Communicate compliance requirements in a clear, practical, and supportive manner. Partner with site-level employees to resolve file deficiencies while maintaining strong working relationships with the teams responsible for property operations. Follow up on outstanding compliance items to ensure issues are resolved completely and within required timelines. Documentation, Reporting & Quality Control Maintain accurate documentation of file reviews, compliance findings, corrective actions, and final resolutions. Support internal compliance tracking and reporting requirements. Help establish consistent compliance practices and documentation standards across the affordable housing portfolio.
